What is a home measurement or floorplan service?

A home measurement service is just what it sounds like: Based on your needs, an appraiser will measure the house's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and sometimes necessary when challenging property taxes or selling a property.

How do floorplan services work?

During a home measurement or floorplan service, an appraiser measures the home or property with a measuring tool — either a tape measure or laser measuring device. As they move around the house, they make note of the layout of the rooms and other features, like closets, entryways, and fireplaces. They may make a rough sketch of the property. Then, the appraiser writes up a report and detailed floorplan showing the total area and the general layout of the home. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are floorplan services required?

Challenging real estate taxes

Tax records frequently reflect the wrong square footage because the values can come from several sources, and occasionally go unproven — meaning you may be paying for more square footage than you actually own! Unless a certified appraiser has executed a recent evaluation or home measurement service on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a measurement service before challenging your taxes. An appraiser will establish an accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your property is worth.

Selling your home

A measuring service can secure a fair price for your house. Living space is one of the biggest factors potential buyers look for when purchasing a home — but since these values are often estimated rather than accurately measured, your home listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the selling price of your home, but possibly even the amount of interested buyers. The only reliable method of using a definitive GLA when listing your home or property is to reference a recent appraisal or measurement service executed by a certified appraiser (after any remodeling that might have affected square footage).

Information for real estate professionals

To ensure that your client's property sells at a price that accurately reflects market value, we advise requesting a floorplan service for the property. Your clients, and potential buyers, will be grateful for your attentiveness, and you can be certain that the GLA on your client's listing is truly representative of their home. A measurement can also be a wonderful marketing tool for enticing potential buyers because they can review the layout and features of the property before and after touring.
